About T.Carney Sussex Law

T.Carney Sussex Law LLC (TCSL) provides comprehensive legal services for all forms of real estate transactions and land use matters. We are a modern and customer service-focused law firm. 

Thomas Carney founded TCSL when he observed two glaring issues in the local real estate law industry. First, he noted that sophisticated legal services were lacking in Sussex County. Second, Tom recognized that the population of practitioners was aging; thus, as they retire, it would inevitably lead to a shortage in the supply of legal services. Furthermore, he realized that this would occur when demand in our region approached an all-time high. These gaps in our local market were the impetus for creating T.Carney Sussex Law LLC (TCSL). 

TCSL has a clear, distinct mission - to provide sophisticated legal services matching or exceeding comparable services found in larger metropolitan areas at competitive prices. We vow to continue to adapt and change as the needs in the market shift, and the next generation of business and real estate professionals emerges.

Thomas Carney

Our founder Tom was born and raised in the City of Wilmington, attended elementary school at St. Hedwig, and later graduated from Salesianum High School. Throughout his childhood, Tom had an undeniable passion for real estate. While his friends were at the movies or the mall, Tom was secretly driving by homes for sale that he had seen in the News Journal.


After attending undergraduate school at Penn State and then law school at Temple University in PA, Tom made his way back to Delaware, where he has served in both the public and the private sector. All the while, his enthusiasm for real estate never died. It was this passion that ultimately led Tom to open T.Carney Sussex Law in 2020. In addition to his practice, Tom also serves as the Vice-Chair of the Real & Personal Property Section of the Delaware Bar Association.

Real Estate Coordinator 

Wendy M. Doll

Hailing from York, PA, Wendy coordinates critical details for settlements including information on utilities, Homeowners Associations, buyers, sellers and lenders. A self-professed lover of organization, Wendy lives by the quote “A place for everything and everything in its place,” which is a perfect mantra for such detailed work. Wendy also enjoys the teamwork approach to preparing for settlements at T. Carney Sussex Law and loves being a small part of helping people move into a home they love. 

Outside of the office Wendy loves to travel and has visited 49 out of 50 states (Hawaii is the one exception).  She also enjoys spending time on the beach and spoiling her dog.

Real Estate Coordinator

Taylor M. Elliott

A Delaware native, Taylor assists with establishing new relationships with clients and agents in addition to other administrative duties. She enjoys interacting with our clients, providing exceptional customer service and ensuring a smooth experience for everyone involved. Finding creative solutions for client and agent needs is also something Taylor is passionate about, and she appreciates the collaborative environment at T. Carney Sussex Law. 

“Everyone on the team shares the same vision and is dedicated to the mission,” says Taylor. 

In her free time, Taylor enjoys the outdoors and is passionate about interior design, often shopping around town for current trends.

Real Estate Coordinator

Nathalie Klabe

After moving to the U.S. from Montreal, Canada when she was just two years old, Nathalie grew up in New Castle County, Delaware, before moving to the beach area in 2001. Nathalie has always been intrigued and fascinated by real estate and gathers required information to make every settlement seamless. She appreciates the team approach at T. Carney Sussex Law and likes meeting new people and watching buyers and sellers leave the office happy.  

“Everyday is different, the days fly by and I really enjoy the people I work with,” says Nathalie. 

When she has free time, Nathalie spends it with her family and four-legged friends and loves trips to the beach, especially with a good book in hand.
