Residential Real Estate transactions
TCSL represents individuals in the purchase of residential real estate. Our team reviews and examines the title and survey of the real property being purchased during the home buying process to assure that our clients receive a good, marketable title not subject to unknown liens, encumbrances, or unlawful encroachments. At the time of settlement, we issue an owner’s title insurance policy that protects our clients’ significant financial investment from future title claims that are not discoverable by our land records search at the time of settlement. At the end of the home buying process, our clients can rest assured that their purchase, which is often the largest investment of their lives, is properly protected. Although title review is the core of our legal services, the support and guidance we provide to our clients throughout the home buying process extends far past legal representation and far beyond settlement.

Land Use law
Guiding You Through A Complex Process
In addition to the transactional components of a development, TCSL represents developers, investors, and builders in the land use aspects of a residential and/or commercial real estate project. Our representation includes the drafting and reviewing of land use applications and pleadings and the appearance before governmental boards and agencies during the administrative approval process. Our prior governmental and real estate litigation experience provides us a complex understanding of the regulatory approval process, and it allows us to successfully defend against administrative challenges during the approval process.
Administrative and Governmental law
TCSL has served as counsel to municipalities in various capacities. Most notably, our services include the representation of municipalities as a lender in private and public federally funded affordable housing projects as well as the representation of various municipal boards, agencies, and commissions.
Business and Banking law
In addition to representing borrowers, TCSL represents various lenders in the review, negotiation, and drafting of secured loans for commercial real estate transactions and business lending activities.
